Jan is so professional, always on the other end of the phone. The quality of furniture is beautiful modern and all high quality. We definitely will be using her again on our next project. Jan at K&K Interiors had staged the house we bought and we liked what she had done so asked her to design schemes for the lounge, dining room, hall and one bedroom once we had moved in. Not only were the designs exactly what we wanted, with ideas we would never have thought of, but Jan also sourced some difficult to find furniture. We had a property to sell in Sale, Manchester, immediately after the Covid lockdown.The property had been rented for six years unfurnished. During lockdown we had the property fully redecorated, however the only paints available were blues and browns!We had two options, to either put the property on the market and it be like any other soulless unfurnished property listed on Rightmove (albeit the cheapest and quickest option) or, bring in a Home Stager.Kharis & Kale (‘K&K’) were 1 of the 3 local quotes I obtained. They weren’t the cheapest, however, as Jan the owner pointed out, their price is reflected in the quality of the furniture they use. What’s different about K&K, is they actually own the furniture themselves, so could be more flexible and responsive than others.In summary, my concerns were investing the money (whether it’s worth it) and harmoniously working with blue and brown wall colourings.The outcome: Everybody, including myself, the agents and viewers, were ‘blown away’ with the ‘home’ and its interiors that K&K had created.One agent said, “Knowing in advance that it had been redecorated with a strong location, I’d have said it to be worth £375k standing on the door step.”, (which was in-fact the number we’d budgeted). “However, after seeing how luxurious it is inside, I’d put it on for £400k, despite Covid market uncertainty.” We were nervous putting it on so high, but pleased at the uplift, which was most certainly due to K&K’s input.Entering into an uncertain market post lockdown with significant viewing restrictions imposed by the Government we were apprehensive at the price and timescales to complete. However, in contrast our preferred agent, Daniel Cash, a Director at Watersons, reassured us. Together with help from the Sales Negotiator, Sophie Bloor, the property was put on the market for £399,950. 4 days later, after much interest, an offer was accepted for £405,500 from a lovely buyer.The buyer actually liked the interiors so much, that he wanted to buy almost every item! He wanted to walk into it and live in it exactly as it was presented.I personally think what was particularly good about the whole experience, was Jan’s ability to really enhance the spaces. The property was a 3 bed terrace with a basement conversion and 2 reception rooms. Subsequently, one of the reception rooms became fully dressed for a dinner party, napkins, glasses etc, the basement became an office with a desk and most importantly, what were in our mind, 2 x double rooms with a dressing room, became a large spacious master, a double with 2 x single beds and side tables (great for families with young children) and a double bed properly dressed in the former dressing room.The colours all worked beautifully (to my surprise!). It all came together with the help of Jan’s books, ornaments, rugs, original artwork and so on.I wouldn’t ordinarily write such a long review, however I think people struggle to see the benefit of Home Staging when selling a property. Yes, it cost me a couple of thousand pounds, however look at the speed and offer we received in return. All estate agents agreed at the difference it made, even the sceptical ones whereby, “A space is a space, regardless of how it’s dressed”.One agent actually said, “We have a few properties sat empty and unfurnished on our books. I know it would make such a difference to them if they were Home Staged.”Conclusion:Was it worth it? Definitely.Could I have done it myself? Nothing like to that standardCould service and quality be better from either of the other 2 quotes? I genuinely don’t believe it could have. Jan at Kharis & Kale, has been a pleasure to work with. I gave her the keys and the full itinerary of furniture was promptly delivered and positioned, then removed without me lifting a finger. The price and timescales were as agreed at the start, with no changes / additions along the way. I highly recommend Kharis & Kale.
We embarked on a total home transformation with Jan leading it in early 2019.All the way from initial consultation all the way through to our story boards and final execution we found Jan to be brilliant to work with.We had a few ideas of our own that she was able to translate into a shared vision of what needed to be done.Her service also includes how your rooms will look and an itemised shopping list of everything you needed to buy.... this was good for us so we shopped when deals were on at suppliers/online and also let us do our refurbishment room by room depending on what was needed.She also came up with some suggestions we would never have thought of which proved winners!Highly recommended from us. Jan is a creative powerhouse who saved us time, money, and anguish by coming up with a colour scheme for 6 rooms giving them a unique character while maintaining a consistent and contemporary feel throughout. Did a fantastic job of our girls rooms and managed to create a sleeping, study and play area in a very small box room. Creative, detailed and nice to work with. I would highly recommend.
